Terms and Conditions of Immossenz GmbH

1.Contract Conclusion

By booking a vacation apartment or business apartment with Immossenz GmbH, a rental agreement is formed between the tenant (guest) and Immossenz GmbH (landlord). The booking may be made in writing, by email, by phone, or through a booking portal. Upon booking, the tenant will receive a confirmation, which constitutes the legally binding contract.

2.Payment Terms

The full rental amount is due no later than the date specified in the booking confirmation. Unless otherwise agreed, payment is generally required prior to the arrival date. For last-minute bookings, the full amount may be due upon arrival. Accepted payment methods include bank transfer, credit card, or payment via a booking portal.

3.Cancellation Policy

The tenant may cancel the rental agreement at any time. Cancellation must be submitted in writing (by email). The following cancellation terms apply:

• More than 30 days before arrival: 100% refund of the rental fee

• 29 to 15 days before arrival: 50% refund of the rental fee

• 14 days or fewer before arrival: no refund

If the landlord is unable to provide the accommodation due to unforeseen circumstances, the tenant is entitled to a full refund of all payments already made. No further claims shall be accepted.

4.Use of the Accommodation

The rented accommodation may only be used by the number of persons stated in the booking confirmation. Subletting or transferring use to third parties is not permitted. The accommodation may be used exclusively for residential purposes. Events, parties, or celebrations are allowed only with prior approval from Immossenz GmbH.

5.Arrival and Departure

Check-in is possible from 4:00 PM on the day of arrival. Check-out must be completed by 11:00 AM on the day of departure. Deviating times may be arranged upon agreement with Immossenz GmbH.

6.Tenant’s Obligations

The tenant is required to treat the rented accommodation and its furnishings with care. Any damage occurring during the stay must be reported to the landlord immediately. The tenant is liable for any damage caused and its repair. Rearranging furniture is permitted only with prior consent from Immossenz GmbH. 7.Liability

Immossenz GmbH assumes no liability for the tenant’s personal belongings. The landlord is not responsible for valuables stored in the accommodation. The tenant must ensure that all windows and doors are securely closed when leaving the property. The tenant is liable for damages resulting from burglary or other incidents caused by windows or doors left unlocked or open.

8.Cleaning and Final Cleaning

The accommodation is handed over to the tenant in a clean and orderly condition. The tenant is required to leave the property in a "broom-clean" state. A fixed final cleaning fee, as stated in the booking confirmation, will be charged.

9.House Rules

The tenant agrees to comply with the house rules applicable to the property. These rules will be provided either on-site or in advance. Quiet hours must be observed, and the tenant must behave considerately toward neighbors.

10.Data Protection

Personal data collected during the booking process will be used exclusively for the purpose of fulfilling the rental agreement. Data will not be shared with third parties unless necessary for contract execution (e.g., processing payments).

11.Jurisdiction

The registered office of Immossenz GmbH shall be the exclusive place of jurisdiction for all disputes arising from this contract.
